By definition the word build means to construct something over a period of time, to incorporate (something) and make it a permanent part of.
Sublime Homes is a builder, we follow by definition the meaning of the word--we put parts or material together over a period of time to construct something. As a builder; however, we do something more than construct a physical structure, we build people’s dreams, we are creators of communities, of relationships.
This is something that is ever present within our community the Rose Garden. A little more than a year ago, this 22-acre parcel of land was just that. It was open land, as the developer, we developed the plan for the community. We curated the home plans, we worked to keep as much of the natural area as possible as part of the landscape . Sublime worked to create what will be upon completion 22 houses, a community of people, families taking our houses and turning them into homes. With the Rose Garden and other communities we build in we’ve worked hard to connect with our clients in a way that is more than transactional--it’s personal.
These relationships are built quickly or over years. Some of our clients hop right on board and are ready immediately for us to build their dreams, for some the process is longer, or the time is not right and we have more time to learn about one another.
You’ll always remember your first--the Bandyk family was my first qualified “lead” when I came on board as Sublime’s Sales & Marketing Director. Not only were they my first qualified lead, they were also one of our first families to want to live in our Rose Garden community and lock in their lot. Earlier this month, our team celebrated with their family as we broke ground on their homesite. After our ceremony, they shared with me a story that their daughter wrote.
As the Sales & Marketing director, the relationship building is my favorite part. Well, maybe it's the relationship building and final reveal day. Maybe it’s the relationship building, final reveal day and the day we come together and break ground on the house. Whatever part is my favorite, the best feeling is the excitement our clients have as they embark on this building journey.
When our clients work with Sublime Homes, not only are they getting a quality built home, but they are first owners, part of the foundation in which the community will grow together, as owners. It is thrilling to watch foundation after foundation being poured, wood becoming walls, houses becoming homes, land becoming a community.
Our team loves what our trades have helped us to build, we are uplifted when we think about how our homes will bring families and communities together for years to come.

Luxury Custom Home Builder expands into Land Development

St. John, IN, August 31, 2018/Today, Sublime Homes, LLC, a leading luxury home builder and land developer specializing in designing and building luxury homes and communities, announced that they are the developer of 22 acres of residential land adjacent to the existing Willow Ridge Subdivision off of 93rd and Deodor. Rose Garden is an enclave of 22 homesites in the sought after town of St. John, Indiana. Luxury single-family custom and semi-custom homes will grace oversized homesites with lot and home packages starting from the mid $550s. The new development will attract buyers looking for luxury homes in a developing real estate market in NW Indiana.

In 2011, Sublime Homes began building luxury custom homes in the south suburbs of Chicago. Customer demand brought them into St. John, IN and they have been building in NW Indiana ever since. Creative land acquisition allowed for the company to build a handful of homes each year, but brother-sister duo Michael and Jackie Graniczny and cousin Brandon Raimondi had dreams of something bigger. While working with a local developer, Schilling, it seemed only fitting for Sublime Homes to venture into land acquisition to continue to build and develop luxury homes in the market. “As the population in NW Indiana continues to expand, it makes sense to acquire smaller parcels of land like the land purchased for our Rose Garden community. Its proximity to major roadways and top Lake Central Schools makes for this community to be a valuable asset to our building portfolio,” Michael Graniczny, the builder and president of Sublime Homes stated.
The Rose Garden is already 25% sold. They have four homes under construction and a fifth home to begin later this fall. To maintain the best quality and client experience the builder will only build 12 homes per year. They are currently taking home and lot deposits for projects to begin in 2019. “Dream Dig Spots” as they have coined are reserved on a first come basis.

We’re often asked, how we started building homes and our business in St. John, Indiana. The answer is simple, our homeowners. When we started building, many of the homes built were in Illinois. All it took was for one client to ask Michael Graniczny, our owner and builder, if he would build in St. John, Indiana to have us hooked on this city. We love St. John! Not only do we love the community as a place to build dream homes, we practice what we preach. Many team members live within the St. John area and one of them is even building a new home with us, in St. John!
St. John, is a small community of about 16,000 residents tucked in between Schererville and Crown Point in Lake County, Indiana, just 24 miles Southeast of Chicago. The community is bursting with opportunity from new home construction to new local business openings to support the growing population. Many families are relocating to the St. John area to take advantage of free year-round holiday festivities, top ranked Lake Central School District, as well as low Indiana property taxes. Sublime Homes started building in select neighborhoods in St. John in 2015. When we began building is this market, we built homes when the client came to us with their own homesite and floorplans.
